What should I do to make my home sell quickly? 

1. How many time I have been asked this by my clients selling their home.  The answer is unique for each seller but here are some items for success that I have discussed with my clients.

• Price your home right the first time. 

  This is one of the most important first setps to take to selling your home quickly and for the most amount of money.  During the first two to three weeks you home is put on the market, is when the most number of buyers will come to look at your home.  Pricing your home competetively during this period is the best exposure a seller has to get the home sold quickly.

• Make certain the home is in show condition.

  Taking down family photos, decreasing the number of items in your display collection, removing the mounted game trophies, removing the stacks of newspapers, taking the computer off the kitchen countertop and actually using it in the study or computer desk, and cleaning the window sills, windows, are replacing the air filter in your heating and air conditioning unit are just a few of the items I have recommended to sellers to begin to get their home show ready.

• Rent a Storage Unit.

   You may not be aware of just how much stuff you have.  Until you want start to clean up and declutter your home for sale.  You may need to rent a storage unit, or a POD type device to store your belongings that you are going to have to move anyway.  You may as well start getting ready to move, since afterall, you have priced your home correctly, made sure it is in show condition, and now you are prepared to move as well!
